The Juniper Cove Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended, and established on December 11, 2021 by the Board of County Commissioners of Miami-Dade County, Florida Ordinance No. 21-139, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The Juniper Cove Community Development District (the “District” or “CDD”) was established by the enactment of Miami-Dade County Ordinance No. 21-139 on December 1, 2021. Such Ordinance became effective ten days later on December 11, 2021. The District is expected to encompass 154 single family units and 196 townhome units for a total of 350 residential units within 58.90 acres of land.
The District is located in unincorporated Miami-Dade County, Florida, and is bounded by SW 192 Avenue on the west, theoretical SW 346 Street on the north, SW 189 Avenue on the east, and SW 352 Street on the south. Refer to Exhibits 1 and 2 for the location and boundary of the CDD.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
